Welcome! Before booking your stay with us, please take a moment to review our cancellation and booking terms. These policies help us provide clarity and fairness for both guests and hosts.
1. General Booking Policy
We welcome bookings directly through our official booking system. To secure your reservation, we require:
A valid credit card or deposit payment
Confirmation email from our system
Agreement with the terms outlined below

We accept payment by credit card, but please note that a 5% processing fee applies.
🇺🇸 For guests visiting from the United States, we kindly encourage you to use the Wise App for your payment. It offers a much lower fee compared to international credit card charges.
If you’d like to pay via Wise, just contact us and we’ll provide the payment details.
2. Cancellation Policy – General Terms
Unless otherwise stated at the time of booking:
Free cancellation is available up to 7 days before arrival.
If cancelled less than 7 days before arrival, 50% of the booking total will be charged.
If cancelled within 48 hours of arrival, or in case of no-show, 100% of the booking will be charged.
We understand that unexpected events happen. In special cases (flight cancellation, illness), please contact us as early as possible, we’ll do our best to help.
3. B&B Cancellation Terms
If you are staying in the B&B:
You may cancel free of charge up to 7 days before arrival.
Cancellations within 7 days will incur a 50% charge.
Cancellations within 48 hours or no-shows will be charged 100% of the total.
Modifications to your booking (dates, guests) are subject to availability and may involve a rate adjustment.
In rare cases (weather alerts, emergency), Denise may offer flexible rescheduling.
4. Farmhouse Cancellation Terms
If you are staying in the self-catering Farmhouse:
Free cancellation up to 14 days before check-in.
Cancellations between 14 and 7 days before arrival will be charged 50% of the stay.
Cancellations within 7 days or no-shows will be charged 100%.
Early check-outs are non-refundable unless otherwise agreed.
The Farmhouse is self-managed, and late arrivals are possible via flexible, self-check-in instructions.
Additional Notes
Refunds (if applicable) are processed to the original payment method within 7 working days.
If your booking was made via a third-party site (Booking.com, etc), their cancellation terms may apply.
Group bookings (3 rooms or more) may require different terms. Please enquire before confirming.
